Joiners & Contractors: Total Renovation of a Top Floor Flat in Dundee

The client purchased a very run down top floor flat in Dundee as a buy to let investment project. We worked with the client to supply all the trades, materials and acted as project managers.

The flat had been used as rental property for some years and was in a very bad way

The client was heavily involved in the specification, selection of the building materials, the design of the flat & the decor design.

Being on the third floor, the flat has stunning views, almost 180 degree South, towards Fife over the River Tay.

The flat is situated in a Conservation area so the design was kept as much as possible in the 'period' look with particular attention paid to the high ceilings, cornace detail and the orginal features that we uncovered during the revovation project:

The challange of the project was to make as use of the available space of possible. The wall between the original kitchen and the parlour was removed to create an open, airy kitchen/living area.

The living area has a feature wall and a good view to the rear of the building.

The bathroom is the smallest room in the house. The bath was removed making way for a very nice & compact shower room / toilet facility

The hall is the center of the property with all the rooms connecting onto it. The hall runs the length of the flat from the front door through to the open plan living area and kitchen

It's a two bedroom flat close to the University of Dundee. The property has been fully insulated and a brand new gas combi central heating system has been fitted.

The second bedroom has been decorated with a simple neutral magnolia scheme as shown below:
